This chart shows stats for all of King County. The NWMLS designates areas by codes. Our area is 705 which starts at the canal and heads North to 145th and from the Sound East to I5. If you get the Seattle Times they typically post updates by these areas from data they get from the NWMLS.
It is still a buyers market out there with good inventory to choose from!! Remember, the National News represents statistics very different from ours. We do have a good inventory and the market has been slow but at the same time - those cute bungalows priced well and in the low $400’s and under have been moving quickly including multiple offer situations. In all price ranges we have seen some houses move very quickly and some sit - it all comes down to location, condition of the home and if the home is priced realistically for what it is. Prices on those smaller homes are lower than at the height of the craziness so many people who were priced out 6 months ago now have an opporutnity to step back in. All in all, there are a lot more homes and new townhomes in the 3’s to low 4’s and everyonce in awhile something drops below 3 but then they are gone quickly.
On the loan front, first time home buyers have some excellent options and tax credits available to them and for non first timers there are some very good refi/ loan opportunities out there including ones for folks who have a lot of equity and want to buy investment property or trade up with out being in a scary loan. A good time was had by all at the 58th annual Greenwood Seafair Parade. It did seem to be a smaller turnout this year but still a good showing and the Clowns and Pirates did not disappoint.
The infamous Toe Truck was on hand from Lincoln’s Towing.

The weather looks to be perfect for the annual Greenwood Parade. This will be the 58th year of this parade which begins at N.95th and heads south to N. 85th there they take a right and then continue all the way to 6th Ave NW. There are plenty of great places along 85th for good seats. Don’t forget to cover your ears and also make sure your kids know to do the same when the Seafair Pirates come by. Their canon blast always delivers a huge Wow factor with rattling windows and ear drums. If you are sans kids, pop on over to Bleachers Pub afterwards and buy your favorite Seafair clown a beer.

I’ve been wanting to dine at this restaurant since it relocated from Lower Queen Anne and finally had the chance this weekend. Since we were newbies to the place, Lily took us in hand and prepared a “Lily Dinner”. It was Fabulous!! I was especially impressed when she asked if we had any allergies or foods we would not eat and then proceeded to bring us course after course until we cried Uncle. From the anti pasta dish to the Arctic Char, every dish was wonderful and very authentic. I will go back just for the pizza alone which instantly became crave food for me. The service is excellent, the atmosphere is energetic and fun. A piano payer entertained us and we just sat back and enjoyed being served surprises. If you have time for a leisurely, family style true Italian dinner or if you just want a dish or two - I highly recommend it. They take exceptional pride in repeat customers and they really do care about their customers. We will be back and soon!

Welcome to my blog!
I adore the Greenwood Phinney Ridge area and look forward to sharing stories and information about our neighborhood that I hope you find fun and helpful and that you also will join in.
I am proud to say that I am a Northwest Native (note: we use to be a vanishing breed). Although I spent my early years in Lynnwood, my family has a long rich history with Seattle and especially Ballard going back to the lumber years. My Grandparents lived not far from the Barking Dog Restaurant from 1942 until about 2000 and we spent a lot of time with them which introduced me to the area and that is how I ended up here.
I moved into the brick apartments across from the zoo when I got out of college. I loved it. It was a wonderful old building with built in’s and glass door knobs and, I could hear the elephants and the lions in the morning. That is way back when the elephants use to be located on Phinney. Too much fun. Then I got into a house on 4th when they only cost $73,000 (I know… I wish I had been able to buy 10 houses!!!). Then I moved to Blue Ridge for 16 years and now I’m back in the Greenwood/Phinney area. Before I got into real estate I worked at Ocean Beauty Seafoods on the other side of the Ballard Bridge and the joke, partially true, was that I lived and worked in a 3 mile radius. Real Estate definitely gets me out and about and even back to my old haunts up North.
Besides all of the fun shops and restaurants, I love the fact that we have so many events and opportunities to meet our neighbors. I’m looking forward to the Greenwood Parade on the 23rd. If you have never gone, it may surprise you just how big and fun it really is. Keep tuned as we tune this blog site and thank you for visiting.
